Costs & money
How much does it cost to rent a condo in Bangkok?
Rents vary by area and size. As a guide, a furnished studio near the BTS starts around ฿14,000–18,000 per month in outer Sukhumvit areas like On Nut and Udom Suk; a one-bedroom in central Sukhumvit (Asoke, Nana, Phrom Phong) runs about ฿20,000–35,000; and two-bedroom or luxury units in Thonglor and Phrom Phong start from ฿45,000 and up. BKK Condo Realtor lists rentals for every budget along the Sukhumvit and BTS/MRT lines.
How much deposit do I need to rent a condo in Bangkok?
The Bangkok standard is two months' rent as a refundable security deposit plus one month's rent in advance. So for a ฿30,000 per month condo you would pay ฿90,000 up front. The deposit is returned at the end of the lease, less any damage or unpaid bills.
Do tenants pay agent fees in Bangkok?
No. In Thailand the agency commission is paid by the property owner, not the tenant, so using a reputable agent like BKK Condo Realtor costs you nothing extra. Always confirm any costs in writing before you commit, and pay the owner directly for rent and deposit.
Are utilities included in the rent?
Usually not. Rent typically covers the unit and building facilities such as the pool, gym and security, while electricity and water are billed separately based on usage. Some serviced apartments include utilities and housekeeping, and every BKK Condo Realtor listing states exactly what is included.
Can I negotiate the rent on a Bangkok condo?
Often, yes, especially for a 12-month lease, an immediate move-in, or during quieter rental periods. Owners may also include extras such as a parking space or a cleaning service. Our team negotiates on your behalf to secure the best price and terms.
Renting process & paperwork
What documents do I need to rent a condo in Bangkok?
For most rentals you will need a copy of your passport and your current visa or entry stamp; some owners also ask for proof of income or employment on longer leases. Thai nationals provide an ID card. We tell you exactly what each owner requires before you view.
Can I rent a condo in Bangkok on a tourist visa?
Yes. Many owners and agents rent to tenants on a tourist visa or visa exemption, although some prefer longer-stay visas for full 12-month contracts. Shorter leases and serviced apartments are the easiest options on a tourist visa, and we match you to owners who accept it.
What is the typical lease length for a condo in Bangkok?
Most Bangkok condo leases run for 12 months. Some owners accept 6-month leases, often at a slightly higher monthly rate, and select buildings allow shorter or monthly stays. Tell us your dates and we will filter for owners who fit.
What should I check before signing a condo lease in Bangkok?
Confirm the monthly rent, the deposit amount and its refund conditions, what is included (furniture, utilities, parking), the inventory list and the notice period. Inspect the unit and take dated photos at move-in. We review every contract with you so there are no surprises.
How do I get my deposit back at the end of the lease?
Give the required notice (usually 30 days), settle your final utility bills, and return the unit in the condition you received it, allowing for normal wear and tear. Using the inventory and your move-in photos, the owner refunds the two-month deposit, typically within a few weeks. We help mediate if any issue arises.
Choosing your condo
Which areas are best for renting a condo in Bangkok?
It depends on your lifestyle. Asoke, Nana, Ploenchit and Chidlom suit central, work-friendly living; Phrom Phong, Thonglor and Ekkamai are upscale, leafy neighbourhoods with great dining; and On Nut, Bang Chak, Punnawithi, Udom Suk and Bangna offer more space for less, all on the BTS. BKK Condo Realtor specialises in this entire Sukhumvit corridor.
Are condos in Bangkok furnished?
The large majority of Bangkok condos for rent come fully furnished, with furniture, white goods, air-conditioning and a fitted kitchen included, so you can move in immediately. Unfurnished and part-furnished units exist but are less common, and each listing states exactly what is provided.
How do I find a condo near the BTS or MRT in Bangkok?
Proximity to the BTS Skytrain or MRT is the biggest factor for easy Bangkok living, so we tag every listing by its area and nearest line. Filter by area such as Asoke, Phrom Phong, Thonglor or On Nut on our site, or tell us your preferred station and we will send condos within walking distance.
